1. PRICE is the most important aspect when selling your home. When choosing an Agent, the one that says your home is worth the most, is the last one you would want to hire. They are desperate for a listing, any listing. I use a reality based approach based on numbers and do not use your emotional attachment to the home/asset for my gain. If you list to high, you will stagnate your property with days on market. Eventually you will lower your price and put yourself in negative bargaining position.
2. PRESENTATION is everything! Home buyers are attracted to clean, spacious and attractive houses. Our goal is to dazzle buyers. Brighten-up your house and remove all clutter from counter tops, tables and rooms. Scrub-down your house from top to bottom. Make it sparkle. Simple aesthetic improvements such as trimming trees, planting flowers, fixing squeaking steps, broken tiles, shampooing rugs and even re-painting a faded bedroom will greatly enhance the appeal of your house. Also, make sure your house smells good. That's right, clean out the cat box and light mildly scented candles.
